Garbe Industrial Real Estate leases 59,000 square metres to Euziel

Garbe Industrial Real Estate GmbH is expanding its cooperation with the online retailer Euziel International. The Hamburg-based project developer is leasing around 59,000 square metres of space in Werne (in Germany’s Unna district) to the company, which specialises in the import, export and sale of consumer goods. This means that the first of two construction phases currently being built on the former IKEA logistics site has been completely awarded to Euziel.
Initially, the online retailer leased around 38,000 square metres of the property in Werne. A further 20,500 square metres were added at the end of last year. In both cases, the consulting firm Realogis acted as an intermediary in the leasing process. The new building is expected to be ready in December.
Euziel and Garbe Industrial Real Estate are already cooperating successfully in Witten (Ennepe-Ruhr district). The online retailer moved into a 22,000-square-foot logistics centre there in 2019. According to its own information, the company is one of the largest sellers on Amazon with several million customers per month, and primarily sells office furniture, sporting goods, pet accessories and accessories for the home and garden. The retailer also intends to store and pick these products in Werne and ship them from there to end customers throughout Europe.
On the 295,000 square meter site, Garbe Industrial Real Estate is developing a second construction phase in addition to the area fully leased to Euziel. This will have a hall area of almost 61,000 square meters and is currently being marketed.
Garbe Industrial Real Estate acquired the former IKEA logistics site in 2018. A 95,000-square-metre hall and an adjoining 30-metre-high high-bay warehouse no longer met today's requirements for modern real estate and were demolished. A 44,000-square-meter hall remained standing, was modernised and is now leased to logistics and production companies on a long-term basis. "With the project development in Werne, we are consistently continuing our strategy of revitalising derelict sites outside the logistics hotspots", says Jan Dietrich Hempel. In total, Garbe Industrial Real Estate is investing 105 million euros in the site.
The logistics area is located in the Rhine-Ruhr metropolitan region. The A1 autobahn connecting the Dortmund area with Cologne to the south and with Bremen to the north is seven kilometres away and can be reached within twelve minutes via federal highway 54.
